Our Services

Whether you are brand new to buy-to-let, very experienced or simply time poor we have a service to suit you. If you don’t see what you’re looking for in this list then give us a call, we’re very flexible and can tailor specific services to you.  These are some of our standard packages.

Tenant Find

This is our most basic service and is generally the option the more experience landlords go for who are happy to take on the management of the property themselves and are comfortable with their legal obligations towards tenants. This service includes the following:

  • Providing an accurate rental valuation of your property.
  • Local and national marketing, including a professional “To Let Board” where appropriate.
  • Carrying out accompanied viewings with prospective Tenants.
  • Advice on the presentation and preparation of your property.
  • Advice on your legal obligations as a Landlord.
  • Arranging Gas, Electrical and EPC certificates.
  • Considering applications from prospective tenants and (if required) guarantors in order to assess suitability.
  • Thorough tenant referencing to ensure we only place tenants who will be reliable and pay their rent on time.
  • Preparing and signing as agent on your behalf a suitable tenancy agreement in accordance with current law.
  • Arranging for a comprehensive inventory to be produced by a qualified inventory clerk
  • Ensuring that service suppliers details are given to the tenant (i.e. Gas, Electricity, Water rates and telephone Services, where applicable).
  • Advice on insurance, i.e. rental guarantee, fire, contents, Landlords liability, etc.
  • Collection of the first monthly rental payment and security deposit and forwarding the balance to your chosen bank account. It’s your legal obligation as Landlord to submit the bond with a government approved deposit scheme within 14 days of the tenancy commencement date and supply the Tenant with the prescribed information as specified in the Housing Act 2004.
  • Set up standing order for tenants so all future rents are then made payable directly to you.

Tenant Find and Rent Collect

This service is ideal for landlords who don’t want any of the hassle or confrontation when it comes to chasing rent. It includes everything that our Tenant Find Service offers however your rent will also be collected each month and forwarded to your designated bank account.

Fully Managed Service

Our fully managed service is the perfect option for either first time landlords who need guidance through the complex laws and regulations of lettings and property management or perhaps those who simply don’t have the time to look after their investment personally and would prefer a more hand-free option.

  • Local and national marketing, including a professional “To Let Board” where appropriate.
  • Carrying out an accompanied viewing with prospective Tenants.
  • Advice on the presentation and preparation of your property.
  • Advice on your legal obligations as a Landlord.
  • Arranging Gas, Electrical and EPC certificates
  • Considering applications from prospective tenants and (if required) guarantors in order to assess suitability.
  • Thorough tenant referencing to ensure we only place tenants who will be reliable and pay their rent on time.
  • Preparing and signing as agent on your behalf a suitable tenancy agreement in accordance with current law.
  • Ensuring that service suppliers details are given to the tenant (i.e. Gas, Electricity, Water rates and telephone Services, where applicable). Making service providers aware of new tenants details.
  • Advice on insurance, i.e. rental guarantee, fire, contents, Landlords liability, etc.
  • Ensuring that security deposit/bond payments are submitted with a government approved deposit scheme and supplying the Tenant with the prescribed information as specified in the Housing Act 2004.
  • Arranging for a comprehensive inventory to be produced by a qualified inventory clerk
  • Collecting ongoing rental payments and forwarding them by bank transfer to your chosen account and forwarding monthly statements.
  • Action against the tenant in the event of rental arrears or any other breach of terms and conditions within the tenancy agreement. Any legal action required for the recovery of the same, must remain the responsibility of the landlord.
  • Inspecting the property at agreed intervals to ensure that the tenant/s are fulfilling their obligations under the terms of their tenancy agreement as well as providing a written/photographic report of the property.
  • Organising repair or maintenance, instructing a tradesman to attend the property, obtaining estimates where necessary, supervising works and settling accounts. This shall be subject to the agreed cost limit, however in an emergency; the right is reserved to proceed without prior authorisation.
  • Arrangement of service contracts if requested by the Landlord.
  • Carrying out a full property inspection and inventory check at the end of each tenancy and dealing with matters relating to unfair wear and tear before releasing the tenant’s deposit.
  • Re-letting the property unless otherwise instructed by the Landlord.
  • Free rent guarantee insurance covering up to 6 months lost rental payments and £25,000 of legal cover should you need to evict your tenant.
